In 2013, I listed the house with a broker friend who did almost nothing except put the house on the MLS, but promised to refund her fee to me. I got zero offers. In 2014, I hired one of the "Big 4" realtors in Dana Point. He brought in some of his vendors, did a little bit of work and had his staff show the house to whomever wanted to see it. I got zero offers. In April this year I hired Erin. She had me do a lot of work to the house. By then I had moved out of the area, so Erin managed all of the work for painters, repairmen, new carpet for the whole house (at a lower price than I had paid in 2002!). It took about a month to prepare the house. When it went on the market, Erin found me a buyer in less than a week with a contract price of $1.57M against a listing price of $1.6M. The Buyers made numerous requests for repair and Erin managed all of that with the vendors as well. The Buyers also made some unreasonable requests (in my opinion) which Erin bridged where there was no clear answer. Erin did a great job preparing the house. She personally found the Buyer by responding promptly to a cold call. She closed the deal where it could easily have gone sideways. She worked her butt off and got it done.
